Approximately 30 years ago my wife and I purchased a rental property in the Sooke area.

The motivation was twofold. Provide affordable rent for our daughter and as an investment. Our daughter moved out a year later and we rented the premises out. We soon realized that managing the property by ourselves was too demanding, Especially since we live in Alberta. Two property managers later who either retired or moved away forced as to manage the property by ourselves again.

Then the renter’s cheques were returned NSF and we were forced to start the eviction process. To evict a tenant in BC can be quite complicated. We decided to find a property management company to deal with this issue. Then continue to rent the property and sell it at the first opportunity. We short listed potential property management companies to two. However the one turned us down when it realized that they would start management with an eviction. Stacey Scharf was our last hope.

The first sound of her was very positive and gave me hope. She sounded cheerful and full of confidence at the task at hand. One hour before meeting with the renter who was in default she asked us “if he pays his rent and arrears would you let him stay?” I answered Stacey with: “you are our property manager and you make that decision and we’ll abide by it.” Stacey phoned a couple of hours later and informed us that she was successful in receiving all the moneys owed and that she was confident that the renter would not be a problem. That was ten years ago. Indeed A couple of month ago due to disabilities this renter gave notice to vacate the premises. In past years Stacey talked us out of selling the property saying: “you have a good no problem renter and real estate is moving upwards. When the time is right I will recommend selling.”

This time Stacey recommended selling. Although Stacey managed our property for ten years we had never met her. Now that selling was mentioned we decided that I should fly to Vancouver Island and evaluate the situation. Inspect the property and meet Stacey.

I expected us to spend a fair chunk of money to clean the premise and clear junk from the acre of land. As it turned out the place was in better shape then when we bought it thirty years earlier.

Meeting Stacey was a real pleasure. She is “down to earth”, cheerful and positive, no nonsense type of person Not once in ten years have I ever questioned her integrity and honesty. Since Stacey is a realtor with a high reputation I didn’t hesitate to sign the listing papers.

Stacey sold the property at a fair market value the day of the listing date. Possession date was three weeks later and all monies in our bank account. Stacey even phoned us to ensure that all the proceeds of our portion of the sale had been deposited in our account.

I have held several management positions over the years and am no stranger to snafus and hiccups when it comes to dealing with issues. I was prepared with plan B and C but didn’t have to.

Dealing with Stacey was a joy. I highly recommend her to anyone who wants their property managed and or disposed of. Stacey’s motto seems to be: “if I help my clients get what they want I will be rewarded like ways.
